Current Financing Options Available
✅ Private U.S. Lenders – There are a few private U.S. lender financing options available for commercial real estate projects, depending on the loan size and project type, that are not “hard money” loans. Some provide bridge funding and commercial real estate loans ranging from $2M to $50M, while others caters to larger commercial real estate projects requiring $10M+ in funding.
Bridge Funding & Mid-Sized Commercial Real Estate Loans ($2M – $50M)
This 3-year term loan is backed by senior loan positions on assisted living, medical, multifamily, and construction projects (condos, residential, retail, industrial). Non-recourse options are available in some cases, particularly for construction programs. Interest rates depend on both company and developer’s creditworthiness and collateral. To qualify, sponsors must be U.S. citizens and provide personal financial statements, resumes, and corporate financials.
Larger Commercial Real Estate Loans ($10M+)
For larger commercial real estate projects, this loan option requires applicants to submit an executive summary detailing the who, what, when, why, and how of the transaction, along with pictures, architectural/site plans, and approval status. The financial section must include total project costs, land "As-Is" value, fees, debt breakdown, and a five-year pro forma post-construction. Borrowers must also provide personal financial statements, resumes, and a minimum 20% equity investment. Loan parameters include LTV of 60%-80% and LTC of 65%-80% with an amortization of 20-30 years, and loan terms of 2-10 years.
✅ Institutional Lending – For real estate, renewable energy, and infrastructure projects. To qualify for institutional, projects must be technically sound, profitable, and beneficial to the local economy while meeting environmental and social impact standards. Start-ups are not eligible, and strong equity partners are required. Applicants must submit a comprehensive investment proposal that includes a detailed project description, sponsorship information outlining financials, management team, and technical support, and a market analysis covering sales projections, competition, and supply chain strategies. Additionally, the proposal should demonstrate technical feasibility, with a breakdown of costs, location details, and infrastructure needs, along with financial projections covering capital structure, ROI, and funding allocation. Projects must also highlight any government support, including incentives and regulatory approvals, to strengthen their investment case.
✅ Major Lender – This lending option provides senior debt or debt + equity financing (not solely equity) for new commercial real estate projects with a minimum size of $150M. Offering up to 70% loan-to-cost (LTC), this funding is available for commercial and mixed-use developments, energy projects (green fuels, waste-to-energy), transportation, hospitality, healthcare, mining (excluding exploration), and infrastructure. To qualify, at least 15% of real estate units must be pre-sold before funding, and a financial guarantee can be added as collateral. The due diligence process requires a non-negotiable fee that is paid in stages.
✅ U.S. Bond Market Raise – For large-scale infrastructure and real estate projects seeking $200M+ in funding, the U.S. bond market offers a viable capital-raising option. To qualify, projects must have audited financials, a credit rating from S&P or Moody’s, and demonstrate strong liquidity and credibility. Typical terms include a 5-7 year loan duration for a single-B rating, structured on a bullet maturity, unsecured basis.
✅ Sector-Specific Expansion Capital – Expansion capital loans of up to $15M for healthcare, agriculture, logistics, and financial services projects, with 7-10 year terms, flexible interest options, and an interest-only grace period of up to 2 years—all without requiring shareholder dilution or board seats. Eligible companies must have at least $10M in assets, $20M in equity, three years of audited financials, and a detailed business plan with a social impact statement to qualify.
✅ Caribbean Bank Loans – Our Caribbean only bank loan options provides financing for real estate and business expansion projects with a max of 90% Loan-to-Value, (LTV) but requiring developers to have at least 10% cash in hand. Applicants must submit among other items, a land appraisal, a detailed pitch deck, and a business plan with a strong debt servicing strategy. Additionally, personal and audited corporate financials are required. Startups are not eligible for this funding.
✅ Latin American Fund Loans - This Latin American fund provides financing between $50 million to $300 million for energy, hotel, and infrastructure projects valued at $30M+. Applicants must submit a detailed project teaser, a corporate structure breakdown of sponsors reaching the Ultimate Beneficial Owners (UBO), and financial statements for the sponsors. Additionally, 15-year financial projections, including use of funds and operational cash flow, must be provided along with all necessary permits, licenses, and an environmental impact study. The loan is issued in USD, with an LTC/V of 55%.
